Oil Stain Removal in Las Vegas

Driveway and garage floor oil stains treated in three steps: degreaser, hot water up to 250°F, and a pressure wash rinse. You get a straight answer on what to expect before we start.

The Honest Answer on Oil Stains

Oil stains are the most common reason homeowners call us for pressure washing in Las Vegas, so we will be straight with you up front: most oil stains do not come out completely.

Concrete is porous. Oil soaks in, and summer heat drives it deeper into the slab. Once a stain has been there a while, it is not sitting on the concrete anymore, it is in it. What we can do is lift the surface oil, pull out as much of what has soaked in as we can, and lighten the stain, often a lot. On most stains, a faint mark stays.

We tell every customer this on the phone before we book the job. And if an HOA notice is the reason you are calling, we document the work for you at no extra charge. More on that below.

Surface oil comes up

The degreaser and hot water lift the oil sitting on and near the surface, which is most of what makes a stain look dark and wet.

The stain lightens

What has soaked in gets pulled out as far as it will come. Most stains end up noticeably lighter.

A faint mark usually stays

On older stains, some oil sits too deep to reach. We will tell you what to realistically expect before we start.

Fresh Oil on Pavers: Before, During, and After

This was a fresh stain, and on these pavers it lifted out. Older stains that have baked into concrete usually lighten rather than disappear, so treat this as a best case, not a promise.

Our Three-Step Oil Treatment

Each step does a different job, which is why every oil job gets all three.

01

Degrease

An eco-friendly degreaser that is safe for the surrounding landscaping goes down first and gets time to break the oil down.

02

Hot water surface clean

A rotating surface cleaner with steam-level hot water up to 250°F lifts the loosened oil evenly across the whole slab.

03

Pressure wash rinse

A pressure washer wand works the stain itself and the edges, then rinses everything away.

Why Oil Stains Are So Hard to Get Out in Las Vegas

Concrete looks solid, but it is full of tiny pores. Oil starts working its way into them soon after it drips.

Las Vegas heat makes it worse. Concrete surface temperatures well over 140°F in summer thin the oil and drive it deeper into the slab, where nothing on the surface can fully reach it.

That is also why pressure alone does not do it. Blasting an oil stain with a wand mostly spreads it around. Breaking the oil down first with degreaser and heat is what gets it moving.

The sooner a stain is treated, the better it responds. Fresh stains usually lighten the most.

Got an HOA Notice for an Oil Stain?

Before and after comparison of a concrete driveway pressure washed in Las Vegas

A lot of the oil stain calls we get start with an HOA notice and a deadline.

Since most oil stains will not come out completely, the useful thing is showing your HOA that the stain was professionally treated. So we document it for you: a single page with before and after photos and a written summary of what was cleaned and when.

It arrives finished and ready to forward to your HOA or management company. There is no extra charge. Just mention the notice when you get in touch. More on HOA violation cleaning.

Frequently Asked Questions

Usually not completely, and we tell everyone that up front. Our three-step treatment lifts the surface oil and lightens the stain, often a lot. Oil that has soaked into concrete for a while, especially through a Las Vegas summer, almost always leaves a faint mark. We will tell you what to realistically expect before we start.

Yes. The sooner a stain is treated, the better it responds. Fresh stains usually lighten the most. Older stains that have baked into the concrete lighten less, and the spot under a car that has leaked for years is the hardest of all.

First, an eco-friendly degreaser goes down and gets time to break the oil down. Second, a rotating surface cleaner with hot water up to 250°F lifts the loosened oil evenly across the slab. Third, a pressure washer wand works the stain and the edges and rinses everything away.

We use an eco-friendly degreaser that is safe for the surrounding landscaping, and the whole area gets rinsed when the job is finished.

Yes. We treat the stain, then put together a one-page document with before and after photos and a written summary of the work, ready to forward to your HOA or management company. There is no extra charge. Just mention the notice when you contact us.

It depends on the size of the area and how many stains need treating. Send a few photos and we will give you a price, along with an honest read on how much the stain is likely to lighten. No visit needed, no obligation.
