Garage floors collect everything a driveway does, plus everything that drips off a car while it sits. Because the slab is shaded and rarely rinsed, that buildup stays put and darkens year over year until the whole floor reads gray-brown instead of concrete.
Getting it clean comes down to heat and the right cleaning solution, given enough time to work. Pressure on its own will not shift oil that has soaked into concrete.

Why Hot Water Matters on Garage Concrete
Cold water and pressure move oil around. They do not remove it.
Oil that has been sitting on a garage floor through Las Vegas summers is not sitting on top of the concrete anymore. Heat drives it down into the pore structure, and the hotter the slab gets, the deeper it goes. A cold-water machine hits the surface, lifts the top layer, and pushes the rest sideways — which is why DIY attempts often end up with a bigger, lighter stain than they started with.
Hot water works differently. Water at roughly 250°F thins the oil and breaks its grip on the concrete so a degreaser can carry it out rather than spread it. Combined with dwell time, that is what pulls oil back out of the slab instead of redistributing it.
It is the same reason we use heat on drive-thrus and dumpster pads. Grease is a temperature problem before it is a pressure problem.
Sealed, Epoxy, and Coated Floors
Not every garage floor is bare concrete, and coatings change the approach completely.
- Sealed concrete. Cleans well if the sealer is intact. If it is peeling or clouded, cleaning will make the failure more visible, not less. We will show you before we start.
- Epoxy coatings. Cleaned at low pressure with a compatible cleaner. High pressure can lift edges and chips, especially where the coating has already released.
- Polyaspartic and flake systems. Usually durable, still cleaned conservatively. There is no upside to being aggressive on a coating you cannot replace cheaply.
- Bare, unsealed concrete. The most forgiving and the most absorbent. Cleans up the best, stains the fastest afterward.
How to Prepare for Your Appointment
Very little, but the one thing that matters is clearing the floor.
- Move the vehicles out so we can reach the whole floor.
- Move out whatever personal items you can. Anything left on the floor is going to get wet, so we strongly recommend clearing as much as you are able to before we arrive.
- Leave the heavy things where they are. If something is too heavy or awkward to move, do not struggle with it — we will work around it. We do not move personal belongings ourselves.
- Tell us if the floor has ever been coated, sealed, or acid-etched, even years ago. It changes how we approach it.
Honest Expectations on Older Stains
Here is what to expect. A garage floor that has never been professionally cleaned will look transformed. A garage floor with a decade-old oil pool under where the truck parks will look far better and still show a shadow where that pool was.
We would rather tell you that up front than have you find out after we have gone. If one particular stain matters more to you than the overall clean, say so when you send photos. Sometimes the right answer is cleaning followed by a coating, and sometimes it is accepting that a shadow will remain.

We can lighten them significantly, often dramatically. We cannot promise removal. Oil that soaked into a hot slab years ago has bonded with the concrete itself, and what comes out is the portion that has not. Anyone guaranteeing total removal on an old stain is telling you what you want to hear.

The floor gets wet, and the water leaves through the garage door following whatever slope the slab has. That is why we ask you to clear the floor of anything you would rather keep dry. Garages that slope inward or have a floor drain get handled differently, so mention it when you book.
If you want future spills to sit on top instead of soaking in, sealing helps a lot. It has to go on genuinely clean, dry concrete, which is why cleaning comes first. We do not apply coatings, so we will tell you honestly that this is a separate job for a coatings contractor.
