Exterior Window Cleaning for Las Vegas Homes
Windows are the one exterior surface on this site that never sees a pressure washer. It is a different service with different equipment and a different technique, and it is worth having done properly.
In Las Vegas the problem is rarely dirt. It is the mineral content in the water, which is why glass here goes chalky rather than grimy.
Glass, Screens, Tracks, and Sills
Four things, one price. You do not choose between them and you are not upsold on them.
Exterior glass
Every exterior pane, cleaned so the glass is clear when you look out from inside.
Screens
Taken off, cleaned, and put back on. Screens hold years of dust, and clean glass behind a dirty screen still looks dirty.
Tracks
Rinsed out. The bottom track is where the dust, grit, and dead bugs collect, and it is the part most companies skip.
Sills
Wiped down, so the frame around the glass matches the glass itself.
Two Ways We Clean Glass
There is no single right way to clean a window, so we use two and pick based on the job in front of us.
Traditional squeegee work. A cleaning solution, a scrubber, and a squeegee, worked by hand pane by pane. This is what we use most of the time. It gives the most control, it lets us work on individual spots, and on ground-floor and reachable glass it produces the best finish.
Water-fed pole. A brush on an extending pole fed by filtered water, worked from the ground. This is what we reach for on upper-story glass, on windows above landscaping or hardscape, and anywhere a ladder is awkward or unsafe to set.
Plenty of houses get both on the same visit — squeegee downstairs, pole upstairs. Where a ladder is the right tool, we use one. We are not going to leave a window dirty because a particular method was inconvenient.

Las Vegas Hard Water and Mineral Spotting
Las Vegas Valley water carries a heavy mineral load, and on glass that shows up in two very different ways.
Deposits sit on top of the glass. This is the chalky, cloudy film that builds up from sprinkler overspray, splash-out, and general exposure. It is what makes a window look permanently dirty even after you have wiped it. Deposits clean off.
Etching is different. When those minerals sit on glass long enough, they attack the surface itself. The glass has physically changed, and no cleaning method removes it — not ours and not anyone else’s. Restoration means polishing the glass, and on badly etched panes replacement is sometimes the more sensible answer.
The practical advice is simple. If you have sprinklers hitting windows, adjust the heads, and clean the glass often enough that deposits never get the time to etch. Once etching starts, the options get expensive.
We will look at your glass and tell you honestly which of the two you are dealing with before you book anything.
Exterior Windows Only
We clean exterior windows only. We do not offer interior window cleaning, so the price you are quoted covers the outside of the glass and nothing you have to be home for.
What is included every time: the exterior glass, the screens removed and reinstalled, the tracks rinsed, and the sills wiped. Those four go together — there is no version where you pay extra to have the screens put back.
What we will tell you honestly: if your glass is etched rather than dirty, cleaning will not fix it, and we would rather say so before you pay us than after.

What It Costs
Exterior window cleaning starts at $250. That is a genuine starting price, not a teaser — it is what a straightforward job costs.
Where the final number lands depends on how many windows there are, whether the house is one or two stories, and how accessible the glass is. Send a few photos and we will give you an exact price before you commit to anything.
Having more than one service done on the same visit costs less than booking them separately. Driveway and garage floor together, or patio and pool deck together, is cheaper than two trips — tell us everything you want cleaned and we will price it as a bundle.
Frequently Asked Questions
No. Glass is never pressure washed. High pressure can break seals, force water past weatherstripping, and damage frames and screens. Window cleaning is a completely separate service with completely different equipment.
It starts at $250. The final price comes down to how many windows you have, whether the house is one or two stories, and how easy the glass is to reach. Remember the price covers all four parts — glass, screens, tracks, and sills. Bundling it with other services on the same visit reduces the total.
No, we clean exterior windows only. If you need the inside done as well, you will want a company that offers both.
Because Las Vegas tap water leaves minerals behind as it dries. If ordinary water is the last thing to touch the glass, you get spotting no matter how carefully you cleaned. Getting a genuinely clear finish is as much about how the glass is finished as how it is washed.
Sometimes. Mineral deposits sitting on the surface often come off with the right treatment. Mineral etching, where years of sprinkler overspray have eaten into the glass, does not come off with cleaning at all — the glass itself has been damaged. We will look and tell you which one you have rather than take your money and hope.
Yes. Upper-floor glass is routine for us, and we use whichever method suits the access at your property.
We do. Screens come off, get cleaned, and go back on as part of the service. It is included, not an add-on.
Twice a year works for most Las Vegas homes. Properties with sprinklers hitting the glass should go more often, because the whole point is removing mineral deposits before they have time to etch. Once etching starts, frequency stops being the issue.
