If your site closes, we clean after close. Storefronts get done overnight, and the concrete is dry well before your first customer of the day arrives. Drive-thru lanes get cleaned once the last car has gone through. Nearly every commercial photo on this site was taken after hours, because that is when this work belongs.

If your site never closes, we clean it in sections while you stay open. Gas stations, convenience stores, and 24-hour restaurants get worked one area at a time, with cones and signage in place, so there is always a clear route in and out for your customers.

Either way, your business keeps running while we work. That is the point of doing it this way.

Hot Water and Steam Cleaning

Cold water and high pressure move commercial grease around. Heat is what actually removes it.

Our equipment heats water to roughly 250°F. On a drive-thru lane, a dumpster pad, or a restaurant entry, that temperature thins the grease and breaks its grip on the concrete so a degreaser can carry it away instead of pushing it into the next square foot.

It also cuts dwell time. On a live site where we are working around customers, getting a section done faster is not a convenience — it is the difference between a workable job and a disruptive one.

Not every surface needs it. Ordinary dust on a walkway does not. But anywhere food, vehicles, or waste are involved, heat is doing most of the work, and a contractor without it is going to leave you disappointed on exactly the areas you care about.

What Happens on a First Commercial Visit

Walk the site

We look at the actual surfaces, the soiling, the drainage, and how your traffic moves. This can happen any time that suits you — it does not have to be at the hour we would clean.

Define the scope

We write down exactly which areas are included. Not ‘the exterior’ but the specific walkways, lanes, pads, and entries, so you know precisely what you are paying for.

Quote and schedule

A firm price for the agreed scope, plus a recommended frequency if recurring service makes sense for your site. The frequency is a recommendation, not a condition.

First clean

Usually the heaviest, because it is undoing accumulated buildup. We tell you upfront if a site needs more than one visit to reach baseline.

Ongoing

Recurring visits keep it at baseline, which costs less per visit than repeatedly recovering a neglected site.

Scope, Access, and Site Requirements

Scope is written down. Every commercial quote lists the specific areas included. Vague scope is where exterior cleaning relationships go wrong, and it is easy to avoid.

Water. We carry our own water and bring it to site. On larger jobs we may run out and need to hook up to a spigot, so it helps to know at the walkthrough whether water access is available. If your property has none at all, tell us and we will plan the job around what we can carry.

Access and keys. For gated lots, enclosures, or after-hours work we will need whatever access you normally give vendors. We coordinate with your team rather than showing up and improvising.

Some things are outside what we do. We do not sweep lots, pump grease traps, apply coatings or sealers, or perform concrete repair. When one of those is what a property actually needs, we say so and point you in the right direction.

Insurance documentation. Certificates for property managers and corporate accounts are available on request.

That is exactly what the schedule is built to avoid. Sites that close get cleaned once they are closed. Sites that stay open get cleaned in signed, coned sections so part of the area is always usable. If we can see during the walkthrough that a particular area will be difficult to work around, we will raise it then rather than let it surprise you on the day.
