Three things drive almost all the staining we see on Las Vegas properties.
Airborne dust. Fine desert silt settles constantly, then monsoon rain drives it into the pores of concrete and stone. That is why a driveway looks dusty a week after a storm rather than clean.
Hard water. Valley water carries heavy mineral content. Sprinkler overspray and drip lines leave chalky white deposits and rust-colored staining on concrete, stucco, and glass.
Heat. Concrete surface temperatures well over 140°F in summer drive oil down into the slab rather than leaving it sitting on top. Past a certain point a stain is no longer on the concrete, it is in it.
None of it is solved by turning the pressure up. It is solved by matching the method to the surface, which is the step most companies skip.

How We Choose the Right Cleaning Method

What to Expect From Your Appointment
We assess the surface first
We check what the surface is, what condition it is in, and what has stained it. Then we tell you what results to expect before any work starts.
Setup
We bring our own water and hook up to yours only if the job needs more than we carry. We set up so runoff goes where it should.
Pre-treatment
Where staining calls for it, cleaning solution goes down first and gets dwell time. This is the step that does most of the work.
Cleaning
Surface cleaner for flatwork, detail wand for edges and corners, low pressure wherever the surface calls for it.
Final rinse
The whole area gets a full rinse once the cleaning is finished, and we leave the site clean.

So we handle that part too. When a customer comes to us with a notice, we put together a single-page document covering the whole job. Before and after photos of the work, and a written summary of what was cleaned and when, laid out on one page.
It arrives finished and ready to send — you forward it to your HOA or management company as it is, with nothing to assemble or write up yourself. There is no extra charge and you do not have to ask. Just mention the notice when you get in touch and the document comes with the job.

Properties with heavy irrigation overspray, mature trees, or regular vehicle drips usually do better twice a year. If you are on an HOA that inspects, cleaning ahead of the inspection cycle is easier than responding to a notice.
Each of our residential services starts at $250 — driveways, garage floors, pool decks, patios, and exterior windows. What a specific job costs above that depends on size, the surface, and how much staining needs individual attention.
If you are having more than one area cleaned on the same visit, we price it as a bundle, which comes to less than booking each service separately. Send photos of everything you want done and we will come back with one number.
Usually not. We carry our own water and most residential jobs are covered by what we bring. On larger jobs we may ask to hook up to an outside spigot. If water access is a problem at your property, mention it when you book and we will plan around it.
Not when the pressure matches the surface. Damage happens when someone uses full pressure on travertine, cool deck, or pavers with degraded joint sand. That is exactly why we assess the surface before we start rather than treating everything the same way.
No, and anyone who promises otherwise is guessing. Fresh spills and general soiling come out well. Oil that has been baked into hot concrete for years, rust that has penetrated deep, and etching from previous damage may lighten considerably without disappearing. We will tell you which category your stains are in before you commit.
Not necessarily, as long as we can reach the areas being cleaned. Plenty of customers leave a gate unlocked and we send photos when the job is finished.
It depends on the size of the area and how much treatment the staining needs. We do not work to a clock — we stay until the job is done properly. If you need the area free by a certain time, tell us when you book and we will work around it.
