Spring Valley Homes We Clean
Spring Valley is one of the most established parts of the southwest valley, running roughly from Sahara Avenue down to Warm Springs Road between Decatur Boulevard and Hualapai Way. A lot of the homes here have been around for decades, and so has their concrete. That older concrete makes Spring Valley one of the most rewarding areas for our pressure washing in Las Vegas.
That shows up in the work. Older driveways carry years of oil, tire marks, and hard water deposits, and mature landscaping means more sprinkler overspray and the rust staining that comes with it.
Communities we work in regularly: Rhodes Ranch, Spanish Trail, the neighborhoods around Desert Breeze Park, and the newer developments in south Spring Valley.
HOA Notices in Spring Valley
Rhodes Ranch and Spanish Trail are guard-gated, and both hold exteriors to a high standard. Across the rest of Spring Valley, plenty of neighborhoods have HOAs that send notices for stained or dirty driveways.
Most notices come with a deadline, and the association wants proof the work was done, not just your word.
We give you that proof. Every notice-driven job comes with a one-page document: before and after photos and a summary of the work and the date, ready to forward to your association as it is. No extra charge.
Homeowners mention it in our Google reviews all the time.

Rust Stains and Older Concrete
Rust is the stain we get asked about most in Spring Valley. It comes from sprinkler water with high iron content, metal furniture, and anything left sitting on the concrete, and pressure alone will not lift it. It takes a rust-specific treatment, applied before the cleaning.
The photos below are one of those jobs: a driveway with a rust stain running across it, before and after treatment. Results depend on how deep the rust has gone, and we will tell you what to expect before we start.
Older concrete gets the same care. A rotating surface cleaner gives an even finish without stripes, and hot water with degreaser handles oil that has had years to soak in.
See pool deck cleaning and patio cleaning for how each surface gets handled.

Commercial Work Along Spring Mountain Road and Beyond
Commercially, Spring Valley is strip centers along the major boulevards, Rainbow, Durango, Flamingo, Tropicana, and Sahara, plus Chinatown, the pan-Asian restaurant and retail district along Spring Mountain Road. We clean restaurant entries and patios, storefront sidewalks, drive-thru lanes, parking areas, and dumpster enclosures across all of it.
Restaurant-heavy centers mean grease, and grease needs heat. Our equipment runs water at roughly 250°F, and all commercial work is done overnight. See restaurant pressure washing and property management pressure washing.

Frequently Asked Questions

Yes. We clean the surface and put together a one-page document with before and after photos and a summary of the work, ready to forward to your HOA or management company as it is. No extra charge.
Usually, yes. Older concrete often has the most dramatic before and after. Fresh stains come out fully, and years of oil lighten considerably even when they do not disappear completely.
Yes. Restaurant entries, patios, sidewalks, and dumpster areas, cleaned overnight with hot water so the grease actually comes up.
No. Pricing is based on the work, not the zip code. Residential services start at $250, and having more than one area cleaned on the same visit costs less than booking them separately.
